Rental Agreement

In order to reserve a property, a Rental Agreement will be initiated by Custom Accommodations, Inc., and signed by one member of the Tenant's party and by the Homeowner.

A security/damage deposit is required. The amount of the security/damage deposit is determined by the Homeowner and is indicated in the property description information. A typical amount is one-night's rental.

Ten percent (10%) of the total rental amount is due at the signing of the agreement, with the balance being due 45 days prior to Tenant's arrival date.

 

Cancellation

In the event of Tenant cancellation of the rental 30 days or more before the first day of the rental term, any rental fee paid, (less a retained fee of ten percent (10%) of the total rental), will be refunded and mailed to the Tenant within five (5) business days of the cancellation. There will be no refund for cancellation thereafter. The security deposit will be returned to the Tenant, regardless of cancellation date.

In the event of Homeowner cancellation of the rental, Custom Accommodations, Inc. will refund to the Tenant all rental and security/damage deposit fees paid. This refund will be mailed to the Tenant within five (5) business days of the cancellation. Custom Accommodations, Inc. will make every effort to relocate the Tenant.

 

Tenant Responsibilities

Tenant should take good care of the property, maintaining general cleanliness and neatness of the home; and is responsible for washing any dishes, utensils, and cookware that are used.
Tenant will be directly responsible to the Homeowner for any damage or injury not covered by the security/damage deposit. If there is no claim against the security/damage deposit, the deposit will be mailed to the Tenant within ten (10) business days following the end of the occupancy by the Tenant.

 

Homeowner Responsibilities

Homeowner will provide a clean and neat accommodation, providing clean linens on the beds, towels, coffee and coffeemaker, and liquid soap in the bathrooms.

 

Homeowner Restrictions

Specific restrictions by the Homeowner are listed in the property description information, and in the Rental Agreement.

 

Rebooking of Properties

Guests who have rented a particular property for a particular race are given first option to rebook that same property for the same race of the following season. Guests wishing to rebook must contact Custom Accommodations, Inc. within 15 days of departure. After 15 days, all properties are made available for rental to other guests.
